FAQs

Is a Commercial EPC a requirement in the UK?

Yes. A Commercial Energy Performance Certificate (EPC) is legally required when selling, leasing or constructing most non-domestic properties in the UK. The certificate must be commissioned before marketing the property and provided to prospective buyers or tenants.

Under current Minimum Energy Efficiency Standards (MEES), most commercial properties must achieve a minimum EPC rating of E to be legally let. Letting a property below this standard may result in financial penalties unless a valid exemption is registered.

A Commercial EPC is valid for 10 years, unless significant changes are made to the building that affect its energy performance. However, if you are selling or leasing, you must ensure the certificate is still valid at the time of transaction.

The cost of a Commercial EPC depends on factors such as the size, layout and complexity of the building. Larger or multi-use commercial properties typically require more detailed assessments. Contact PM+ for a tailored quotation based on your property.

If your property has an F or G rating, you may not be legally permitted to grant a new lease unless improvements are made or a valid exemption is registered. PM+ can advise on practical energy-efficiency upgrades to help improve your rating and maintain compliance.
