PM+ provides professional Fire Risk Assessments across Glasgow and Scotland for landlords, housing providers and residential property managers.
Our assessments identify fire hazards, evaluate existing fire safety measures and provide clear, practical recommendations to help reduce risk, support compliance and improve resident safety.

Housing across Glasgow and Scotland is varied. Traditional sandstone tenements with shared closes, 1960s and 70s high-rise blocks, converted mills and warehouses, purpose-built student accommodation and new-build apartments all bring different fire risks. Scotland also has its own fire safety framework. The Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006 set duties for HMOs, supported housing and other relevant premises, and every home must now have interlinked smoke and heat alarms.
A current, suitable Fire Risk Assessment is the foundation of meeting those duties. It shows you where the risks are and what to fix first. It also gives you a written record of how you’re managing fire safety.
We look at communal areas, means of escape and how the building is managed, and find areas of concern early so you can prioritise improvements before they become bigger issues.

The appropriate Fire Risk Assessment depends on the building type, construction, occupancy and level of investigation required. PM+ can advise whether a Type 1, Type 2, Type 3 or Type 4 assessment is most suitable for your property.
Fire Risk Assessments should be reviewed periodically and whenever significant changes occur within a building, such as refurbishment works, changes in occupancy or alterations to fire safety systems.
The duration will depend on the size, complexity and occupancy of the building. Smaller residential buildings may be assessed within a few hours, while larger or more complex properties may require additional time.
Under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006, dutyholders for relevant premises, including licensed HMOs, supported housing and the non-domestic parts of mixed-use buildings, must carry out a fire safety risk assessment. Common parts of private tenements are not always covered by the Act, but an FRA is still best practice and is often required by insurers, factors and housing providers.
We carry out Fire Risk Assessments across Glasgow and the rest of Scotland, including Glasgow and the Clyde, Edinburgh and the Lothians, Fife, Tayside, Aberdeenshire and the Highlands.
Yes. Tenements and larger houses converted into flats and HMOs are common across Glasgow and Scotland. Shared closes and stairs are often the main escape route, so fire separation and the condition of common areas need close inspection. Licensed HMOs must have a fire risk assessment, and a Type 3 assessment is often recommended for converted buildings.
Scotland has its own fire safety guidance for high-rise domestic buildings, and Scottish building standards restrict combustible cladding on buildings over 11m. The Cladding Remediation (Scotland) Act 2024 also introduced Single Building Assessments for buildings with potentially unsafe cladding. We can advise what applies to your building.
